Job Overview
The Quantity Surveyor (QS) is responsible for the commercial administration of construction projects with particular focus on the measurement, valuation, and financial control of works executed on site. The QS will ensure that all works carried out are properly measured, recorded, valued, and certified in accordance with the contract documents, bills of quantities, and agreed rates.
The Quantity Surveyor shall continuously monitor project costs, variations, and financial performance to ensure that projects remain within budget and that all works executed are properly accounted for.
Key Responsibilities
Measurement of Works
- Carry out accurate measurement of works executed on site based on drawings, specifications, and site conditions.
- Prepare detailed quantity take-offs from construction drawings and updated design revisions.
- Conduct regular site measurements to verify quantities of works completed.
- Measure works jointly with the client, architect (Perit), consultant, or subcontractors when required.
- Maintain detailed measurement records and supporting documentation for all measured works.
- Verify quantities executed by subcontractors prior to certification of payment.
Valuation of Works
- Prepare interim valuations of works executed in accordance with the contract, bill of quantities, or agreed rates.
- Prepare applications for payment to clients based on measured works.
- Review and assess subcontractor payment applications based on actual measured works.
- Ensure that all valuations accurately reflect the works executed on site.
- Prepare valuation summaries and financial reports for management review.
Variation and Change Management
- Identify and measure variations to the contract works.
- Prepare variation orders with detailed measurements and cost breakdowns.
- Maintain a variation register for each project.
- Ensure that all additional works are properly measured and recorded before execution whenever possible.
- Assist in the negotiation and agreement of variation costs with clients, consultants, and subcontractors.
Cost Monitoring and Budget Control
- Monitor project costs and compare actual works executed against the approved project budget.
- Track cost variations and advise management of potential budget overruns.
- Provide periodic cost reports and financial updates on project performance.
- Assist in maintaining cost control throughout the project lifecycle.
Subcontractor and Supplier Commercial Management
- Verify quantities and valuations submitted by subcontractors.
- Ensure that subcontractor payments correspond to actual measured works executed.
- Maintain records of subcontractor accounts and payment schedules.
- Assist in the negotiation and agreement of subcontractor final accounts.
Final Accounts
- Prepare final measurements and final account statements for projects.
- Verify and agree final quantities with the client, consultant, or subcontractors.
- Assist in the commercial close-out of projects including settlement of all outstanding accounts.
Documentation and Reporting
- Maintain proper documentation of all measurements, valuations, variations, and cost records.
- Prepare measurement sheets, valuation reports, and cost summaries when required.
- Ensure that all commercial documentation is properly recorded and filed for each project.
