Zimelli Homes and Villas

Professional training

Flexible working hours

Zimelli Homes and Villas runs 20+ premium short-let properties across Malta (St Julian's, Sliema, Gzira and beyond). This is an established operation: a team already handles field ops, guest messaging and admin, and the core systems are already in place. We're growing fast.

We're hiring an Operations Manager to take the whole operation in hand: lead the existing team, sharpen the systems already running, and own the day-to-day so the business runs on process and standards, not on any single person. You'd step into a functioning setup and make it sharper, not build it from scratch. You report to the founder, own the function, and grow with the company as we scale the portfolio.

If you're organised to the point it's almost a compulsion, you like taking decisions rather than waiting for them, and you want to build something inside a smaller, ambitious company instead of being just a number in a big one, read on.

What you'll own

The day-to-day running of 20+ properties: turnovers, maintenance, inspections, stock and quality, so every unit is guest-ready every time.

The operations team: field ops, guest messaging, admin and cleaning contractors. You set the rota, the standards and the accountability.

Our systems (Trello, Guesty, Drive, automations): running them, improving them, and making sure the team actually uses them.

Guest experience and problem-solving. When something goes wrong at 8pm, you're the person who owns the outcome.

Compliance, safety and quality across the portfolio.

Clear reporting to the founder on the numbers that matter, and decisions made without waiting to be told.

An honest picture of the role

You'll be Malta-based and on the road between properties (that's why a car or motorbike is essential), splitting your time between systems work and being on-site at the units. Short-let means guests arrive and issues happen in the evenings and at weekends, so your job is to build the systems that keep it calm rather than chaotic. You'll work closely with the founder and have real say in how things are run.

This role is for you if

You take ownership, make decisions, and stand behind them.

You're highly organised and manage your time without dropping balls.

You communicate clearly and directly with guests, team and property owners.

You're dependable: when you say it's handled, it's handled.

You want to grow with a smaller company and build something real.

You are prepared to work weekends and evenings (according to a schedule and on rotation basis with the team).

This role is not for you if

You want a switch-off 9 to 5.

You need to be told exactly what to do, step by step.

You avoid hard conversations or put off decisions.

"Good enough" is good enough for you.

Must-haves

Own a car/motor-bike and a full driving licence. This is non-negotiable, since our properties are spread across Malta.

Fluent English, spoken and written.

Strong organisation and time management; you juggle many moving parts at once.

Excellent communication.

A track record of being dependable and reliable.

Eligible to work in Malta.

Nice to have

Experience managing people or running operations.

Experience in property, hospitality or short-let and vacation rentals.

Familiarity with Airbnb, Booking.com, Guesty or similar platforms.

What you get

€28,000 to €40,000 gross per year depending on experience, plus a performance bonus.

Fuel and travel allowance (you'll use your own car/motor-bike).

Full-time, indefinite employment contract.

Real ownership and autonomy, with direct access to the founder.

Room to grow as the company grows: more scope, responsibility and earnings as the portfolio scales. This is a role where you grow with a small, ambitious team, not climb a corporate ladder.

The chance to run and level up an operation that's already moving, and put your own stamp on it.

How to apply

Send your CV and a few sentences (not a long cover letter) about you.

We move fast, and strong applicants will hear from us within a few days.

Operations Manager, Short-Let & Vacation Rentals (Malta)

Zimelli Homes and Villas runs 25 + short-let properties across Malta (St Julian's, Sliema, Valletta, Gzira and beyond), listed on Airbnb, Booking.com and Guesty. The team, the systems (Guesty, Trello, automated guest messaging) and the standards are already in place. We are growing fast, and we are adding to the field team.

We are hiring a Property Manager: the person on the ground who keeps our apartments in perfect condition and meets our guests at the door. You report to the Operations Manager/ Founder and you own the property portfolio end to end, from the state of the linen and upkeep of maintenance, to the first handshake a guest gets when they arrive in Malta.

This is a practical, on-the-road job, not a desk job. If you are the kind of person who notices the smudge on the mirror that everyone else walked past, who would rather fix something than report it, and who wants to grow inside a smaller, ambitious company instead of being a number in a big one, read on.

What you'll own

In-person guest check-ins. Meeting guests at the property, handing over keys, showing them the apartment and how everything works, and answering the questions they have on arrival. You are the face of the company at the moment that sets the tone for the whole stay.

Property inspections after every check out and after every clean. Checking against a photo-backed checklist so nothing is signed off that has not actually been looked at. This is the core of the job, and it is where attention to detail is everything.

Guest-ready apartments, every time. Linen, stock, guest supplies, presentation, small fixes before anyone sees them.

Maintenance, start to finish. Logging the issue, getting the right contractor there, chasing it to completion, and checking the work before you close it.

On-site problem-solving during a stay. When something goes wrong in an apartment, you are the person who turns up and sorts it.

Coordination with cleaners, contractors and suppliers, so the schedule holds without anyone chasing you.

New property setup, getting new apartments furnished, stocked and ready to list as the portfolio grows.

A shared on-call rotation for Nights with the rest of the field team, so nobody carries the nights alone.

Clean reporting. Keeping Trello and Guesty up to date so the rest of the team can see the status of a property without having to ask you.

An honest picture of the role

You will be on the road between properties across Malta (that is why transport is essential), in apartments most of the day, and meeting guests at their arrival times. Guest arrivals and problems cluster in the afternoons, evenings and at weekends, so weekend work is part of the schedule, not an exception. Some days are calm and routine. Some days a boiler dies twenty minutes before a check-in and you sort it. You will be trusted to work on your own, without anyone standing over you.

Working schedule

Full-time, 5 or 6 days per week, to be agreed.

The schedule includes Saturday and Sunday, with 1 or 2 days off during the week.

Paid on-call rotation shared across the field team.

This role is for you if

Detail is close to a compulsion for you. You spot what others miss and it bothers you until it is fixed.

You take ownership. You do not wait to be told, and you do not leave a job half-finished for someone else to pick up.

You are dependable: when you say it is handled, it is handled.

You are good with people, face to face. Guests arrive tired, sometimes late, sometimes annoyed, and you can turn that around.

You manage your own time well and juggle several properties in a day without dropping anything.

You want to grow with a smaller company and build something real.

This role is not for you if

You want a switch-off 9 to 5 with no weekends.

You need to be told exactly what to do, step by step.

"Good enough" is good enough for you.

You would rather send a message about a problem than go and solve it.

Must-haves

Full driving licence (car preferred, motorbike accepted).

Fluent English, spoken and written. You will be talking to guests face to face every week.

Serious attention to detail. This is the single most important quality in this job.

Strong organisation and time management across multiple properties in a day.

Comfortable working independently and taking responsibility.

Available to work weekends and to join the on-call rotation for night emergencies.

Based in Malta and eligible to work here.

Nice to have

Your own a car or motorbike that you are prepared to use for work

Experience in short-let and vacation rentals, property management or hospitality.

Familiarity with Airbnb, Booking.com, Guesty or similar platforms.

Maltese, Italian, Spanish, or another language on top of English.

Practical or handyman ability for small fixes.

What we offer

€18,000 to €28,000 gross per year depending on experience, plus a fuel and travel allowance, a paid on-call allowance, and an annual performance bonus linked to property quality and guest reviews.

Full-time, indefinite employment contract.

Real ownership of your properties, and a manager who backs you rather than micromanages you.

Proper systems and checklists, so you are set up to do the job well instead of guessing.

Room to grow as the company grows: more scope, more responsibility, more earnings as the portfolio scales.

How to apply

Submit your CV and a few sentences (not a long cover letter) telling us why you are the right fit for the job.
