Property Manager (Short Lets/Airbnb)

Zimelli Homes and Villas runs 20+ short-let apartments across Malta (St Julian's, Sliema, Valletta, Gzira and beyond), listed on Airbnb, Booking.com and Guesty. The team, the systems (Guesty, Trello, automated guest messaging) and the standards are already in place. We are growing fast, and we are adding to the field team.

We are hiring a Property Manager: the person on the ground who keeps our apartments in perfect condition and meets our guests at the door. You report to the Operations Manager/ Founder and you own a set of properties end to end, from the state of the linen to the first handshake a guest gets when they arrive in Malta.

This is a practical, on-the-road job, not a desk job. If you are the kind of person who notices the smudge on the mirror that everyone else walked past, who would rather fix something than report it, and who wants to grow inside a smaller, ambitious company instead of being a number in a big one, read on.

What you'll own

• In-person guest check-ins. Meeting guests at the property, handing over keys, showing them the apartment and how everything works, and answering the questions they have on arrival. You are the face of the company at the moment that sets the tone for the whole stay.
• Property inspections after every check out and after every clean. Checking against a photo-backed checklist so nothing is signed off that has not actually been looked at. This is the core of the job, and it is where attention to detail is everything. 
• Guest-ready apartments, every time. Linen, stock, guest supplies, presentation, small fixes before anyone sees them.
• Maintenance, start to finish. Logging the issue, getting the right contractor there, chasing it to completion, and checking the work before you close it.
• On-site problem-solving during a stay. When something goes wrong in an apartment, you are the person who turns up and sorts it.
• Coordination with cleaners, contractors and suppliers, so the schedule holds without anyone chasing you.
• New property setup, getting new apartments furnished, stocked and ready to list as the portfolio grows.
• A shared on-call rotation with the rest of the field team, so nobody carries the nights alone.
• Clean reporting. Keeping Trello and Guesty up to date so the rest of the team can see the status of a property without having to ask you.

An honest picture of the role

You will be on the road between properties across Malta (that is why transport is essential), in apartments most of the day, and meeting guests at their arrival times. Guest arrivals and problems cluster in the afternoons, evenings and at weekends, so weekend work is part of the schedule, not an exception. Some days are calm and routine. Some days a boiler dies twenty minutes before a check-in and you sort it. You will be trusted to work on your own, without anyone standing over you.

Working schedule

• Full-time, 5 or 6 days per week, to be agreed.
• The schedule includes Saturday and Sunday, with 1 or 2 days off during the week.
• Paid on-call rotation shared across the field team.

This role is for you if

• Detail is close to a compulsion for you. You spot what others miss and it bothers you until it is fixed.
• You take ownership. You do not wait to be told, and you do not leave a job half-finished for someone else to pick up.
• You are dependable: when you say it is handled, it is handled.
• You are good with people, face to face. Guests arrive tired, sometimes late, sometimes annoyed, and you can turn that around.
• You manage your own time well and juggle several properties in a day without dropping anything.
• You want to grow with a smaller company and build something real.

This role is not for you if

• You want a switch-off 9 to 5 with no weekends.
• You need to be told exactly what to do, step by step.
• "Good enough" is good enough for you.
• You would rather send a message about a problem than go and solve it.

Must-haves

• Your own a car and a full driving licence (car preferred, motorbike accepted). Non-negotiable: our properties are spread across Malta.
• Fluent English, spoken and written. You will be talking to guests face to face every week.
• Serious attention to detail. This is the single most important quality in this job.
• Strong organisation and time management across multiple properties in a day.
• Comfortable working independently and taking responsibility.
• Available to work weekends and to join the on-call rotation for night emergencies. 
• Based in Malta and eligible to work here.

Nice to have

• Experience in short-let and vacation rentals, property management or hospitality.
• Familiarity with Airbnb, Booking.com, Guesty or similar platforms.
• Maltese, or another language on top of English.
• Practical or handyman ability for small fixes.

What we offer

• €18,000 to €28,000 gross per year depending on experience, plus a fuel and travel allowance, a paid on-call allowance, and a quarterly bonus linked to property quality and guest reviews.
